Today, we are diving deep into one of the most valuable assets of hiring an interior designer that most people might not even think about: Construction Documents!

What are Construction Documents?

Construction documents (CD) are exactly what they sound like, documents that aid in the construction of a home or space. By providing essential information and details that help communicate the logistics of each design, they ensure everything comes together as planned. They often include electrical placements, lighting design, tile drawings, ceiling plans, spatial planning, finish schedules, and much more.

Why are Construction Documents important?

Thorough planning is essential when executing custom homes, as miscommunications can cause costly mistakes and delays. These documents serve as blueprints for builders and vendors, providing quick reference and making sure they can easily understand the design intent, material specifications, and structural requirements outlined, keeping the final product aligned with the client’s vision.

Who creates Construction Documents?

CDs are primarily drawn and compiled by interior designers and architects. Most people are familiar with architectural documents such as floor plans, exterior renderings, and structural documents. Interior designers create them to further illustrate interior details including elevations, millwork, schedules, flooring, finishes, and more. All CDs, whether made by an interior designer or architect, serve to support each other and aid in the building process.

When do you need Construction Documents?

CDs are generally created once the schematic design is finalized and before construction begins, serving as a valuable asset for reference and clarification throughout the entire construction process. When building a custom home or space with many personal touches and unique elements, it’s essential to have documentation to help guide the contractor in executing the design as intended. Interior designers use CDs to translate your vision and their designs into actionable, buildable instructions. They also provide a glimpse into what the final product will look like.
